Kitchens, baths, heaters, main lines
Two different valves
The pressure regulator at the main line controls house pressure. The temperature and pressure relief valve on the heater is a safety release.
Both wear out and both can cause drips.
Testing
We put a gauge on a hose bib and watch the reading. A regulator that lets pressure creep is replaced.
Relief valve service
We lift-test the heater's relief valve and replace one that sticks or drips.
We also check the discharge tube.
A simple check you can do
Buy a hose-bib gauge at any hardware store, screw it onto an outdoor tap, and note the number with every fixture off. Text that number along with a photo of the regulator.
If the reading drifts upward over an hour, the regulator is leaking through.
Quick answers
Why do my pipes bang?
Often high pressure or a failing regulator.
Is a dripping relief valve dangerous?
It needs attention. We test it and the pressure.
