Under-sink leak repair
A damp cabinet floor or a warped shelf is often the first sign. Empty the cabinet, take a photo with a flashlight on the pipes, and text it to (310) 628-9399.

Finding the drip
We dry everything, run the water, and watch. A drip that shows up only while the sink drains is on the trap or tailpiece; one that is there all the time is on the supply side.
Slip nuts on traps loosen and their washers flatten. Chrome traps in older homes can rust thin from the inside, which is why a trap sometimes looks fine but weeps at the bottom.
Shutoff valves that won't turn
The small valves under a sink are often the oldest parts in the room. If one is frozen open or drips at the stem, replacing it means you can actually shut that fixture off next time.
Swapping a shutoff means closing the water to the house for a short while, so we let you know before we do it.
Supply lines
Old solid or plastic supply lines are worth replacing with new braided lines while we are under there. A burst line can soak a cabinet quickly.
Water stains on the wall behind the cabinet, or a leak you cannot trace to any fitting, may be a pipe inside the wall. We trace it and tell you what we find before opening anything.
